Tips 1-Keeping It Personal!

You should ALWAYS consider yourself and your overall goals first and foremost for the time you take in your renovation project.

Why? Because you’re doing this to create your own wealth!

Before you even get into an in-depth assessment, you need to ask yourself some really important questions.

Does this property fall into your patch?

Are properties aren't too old? Too expensive?

Are they in an industrial area filled with smokey warehouses?

Ensure that these areas are beautiful and pleasant to live in and people would feel safe there.

You were never picking the odd-looking scary haunted house that everyone avoids!

Just as notifications of properties that meet your search criteria coming, you should be vetting them using some of these elements. If you don't have a patch yet, you need to go back and start there first. Find the area that's going to fruit the most profitable renovation projects for you.

Tips 2-Is The Property In Reasonable Condition?

If you are renovating and part of your strategy is cosmetic renovations. You think you found a fantastic lead, you are thinking:

"yes, this is perfect."

But when you looked closely into it, you would found flood damage down there, and the wood is still damp, the termites occupied and colonized.

As a result, you're going to need to repeat, re-stump, over repost that entire property, it's not really that good of value after all.

What I mean by this is, I want you to have a look at, is the property in reasonable condition for the level of renovation that you've decided to undertake?

Tips 3-Do The Council Checks!

Most importantly, check out the properties all the leads in detail before you even inspect them.

There are so many things to consider when it comes to these checks. All of which will affect what you plan to do with the property and the profit you can make from the property.

Sometimes small fee involved.

However, it is absolutely a small amount of spending if you compare to the potential of dropping the whole budget on the property and then realize that you can't do the renovations you want.

The final thing is, stand from a council perspective, is there any future-plan works?

Are they looking to put in a massive carpark?

Are they looking to turn a quiet subdivision into a six-lane highway one block over?

These sorts of things can kill your profits.
