6 Survival Tips in the Real Estate Market

September 29, 2012 by Naomi Findley

When putting a house on the market most sellers do it with a goal in mind. The goal consists of two things, the time it takes to sell and the money they will pocket from the sale. Home staging can help the seller reach both of those goals.

IIHS-open-house-tips-1

There is pressure that comes with showing a house that has been staged. The home has to remain in showing condition at all times. However there is help with the following tips:

1. Say no to clutter

This step should have been done during the staging but just in case it was over looked, get rid of clutter.  It is easier to keep a home maintained when it is clutter free.

2. No to yard sales

When the house is already on the market, a yard sale is not a good idea. It is best to have the yard sale before putting it on the market. Having a yard sale while showing the house will create too much of a mess. The best thing to do is donate the items to charity or put it in storage then sell at the new location.

3. Remove valuables

Leaving personal valuables out during the showing of the house is dangerous. Strangers are walking through the house and those strangers could be thieves. Put valuables in the storage or with family and friends until settled in the new home.

4. Junk Drawer

There is nothing wrong with creating a small stash of junk. This can be located in a dresser drawer or in a shoe box in the closet so that no one will look in it. This is for mail and other items that must be stashed away before showings.

5. Get rid of toys

Store most of the toys in storage to reduce clutter. Removing toys, especially those with many pieces, from the home also reduces the clean up. Just keep on decorative basket of toys, enough to keep the children satisfied until the move.

6. Bring in light

No ones to live in a dark, lifeless house. Open up windows to bring in natural light and turn on all the lights.  This will help the home seem spacious and cheerful. For tips and tricks to bring in the light see my recent post (link here)

These tips should help reduce the pressure of keeping a home during the showing phase. After all, with the help of a home stager the house will sell quickly after showing.
