Preparing Yourself for Open House

There are a few top tips for preparing yourself and your home when the first open house comes along. Remember your making a first impression on potential buyers so make sure you are on top of things by reading our list of “must do’s”!

First thing is first, cleaning! Although it may be a job that you would rather procrastinate over, a sparkling home is going to attract a buyers attention! Get in there with some elbow grease and dust every nook and cranny you can find! Keeping your home spick and span for the whole duration of time it is on the market is a top priority! A massive spring clean to start with is a huge help for keeping on top of it for the rest of the time.

Keep your home smelling fresh for buyers as one of the biggest turn offs are unpleasant smells. Bake a cake right before inspection or have fresh flowers or candles burning in your home to disguise animal smells or other bad odours.

Keep your home well lit (with natural and artificial light) and airy! Remove all clutter to keep your space looking loved and fresh. Replace your clutter with flowers here and there to add some colour. Flowers also add a personal connection to the home, buyers can see that the property is well looked after, or you could try a jar of sweets as buyers walk through your door going in and out.

Consult with your real estate agent about getting documents together about the history of your home just in case any questions are asked on the day that need some back up! Have all the information you can get at the ready so everything appears to be well organised to the buyers eye.

And lastly, don’t hang around while your inspections are taking place, buyers do not want to see you hanging around your home. It will cloud the buyers mind and could possibly appear to be “clingy” to the property. Head out and treat yourself for all of the hard work you have put in to get your home looking spick and span.
