It’s our mission to concentrate on creating appealing spaces that inspire buyers to pay a premium for the property. We consistently put all our effort into every property, whether they are $300,000 homes or $2,000,000 properties.
We take enormous pride in the high level of customer service we provide to our clients & agents. We happily work on vacant properties or occupied homes.
Our business is owned & run by Lynette & Gary Landy & we bring a wealth of experience in having renovated & sold numerous homes throughout our adulthood & in the case of Lynette, a number of years in the real estate industry. Presentation has always been something we have thought is extremely important & strive at all times to do our absolute best.
We made a decision, very early on in our business, that we would own & control our own inventory. This allows us to be able to offer our clients well-maintained & undamaged stock. We were not able to guarantee this when utilising 3rd party hiring companies for furniture.
We like to spend the time liaising with the agent about a property & researching the buyer demographic. The reason for this is that we have staged a wide variety of properties: new 1 & 2 bedroom apartments close to the CBD; many 3 & 4 bedroom family homes throughout suburban Melbourne; a 5 bedroom country property & a $2 Million holiday home on the Bellarine Peninsula. We don’t concentrate on any one buyer demographic – we like to cover them all.
We have developed our business with a tendency to work with one agent/agency in an area. This has allowed us to not only develop great relationships with our agents but be in a position to offer them & their vendors a uniqueness – our work is not seen in numerous staged homes for multiple agents in any particular area. Our supportive agents like this decision and give us their total support.
Diploma of Interior Design through Interior Design Institute
We were recommended by a friend to his son to stage his 3-bedroom townhouse in Melbourne’s eastern suburbs. It was built during the 1980’s & was listed for sale totally un-renovated, after having been tenanted for the past few years. We had the privilege of staging it & to everyone’s surprise it sold in 3 days. The ‘record’ sale price exceeded our client’s expectations by over $35,000. To say we had a very happy client & agent was an understatement.
After being contacted by an agent we hadn’t dealt with before, we staged this brand new apartment in Claremont Manor. The total floor space was only 70sqm for 2 bedrooms, 2 bathrooms & living space. The sale price negotiated by the agent was surprising even to him & he put it down to our staging. He actually complimented us on staging an apartment that looked better & importantly larger than those in the, still available, display suites.
This property was an interesting exercise for us. The 4-bed, 2 living room, home was built in 1964 & largely untouched. Lots of built in teak shelving & timber floors. The agent decided to open the home for inspection 2 days prior to our availability to stage. He received 3 written offers, the highest being $695,000. After our staging, an offer was received for $870,000 & it sold 3 weeks later at auction, for $905,000. Ecstatic client.
